What to expect during you BER assessment


  • Your BER (Building Energy Rating) is calculated based on your home's energy requirements for:
    heating, hot water, ventilation, and lighting.

  • To complete the assessment, your BER Assessor will need full access to all parts of your home and will record measurements and photographic evidence.

The Assessor Will Need Access To:

  • All rooms, including the attic, garage, and hot press

  • Meter cupboards

  • Heating systems and controls

  • Ventilation systems and lighting

  • All windows and doors


Important Notes

  • BER Assessors are independent professionals, not SEAI employees.

  • Each assessor takes full responsibility for the accuracy of the data submitted to SEAI for publication.

  • A BER certificate is accompanied by an Advisory Report outlining potential energy improvements.

Your BER and preparing for it

Step 1 – Obtain Quotations

  • Check if your home already has a BER (search by MPRN on the SEAI BER Register).

  • Review the BER Assessor Register for a list of registered assessors.

  • Request at least three quotes including timelines for completion.

Step 2 – Engage Your Assessor

  • Request a written agreement or contract outlining services and costs.

  • Confirm your MPRN (found on your electricity bill) and Eircode.

  • Ensure all home improvements are complete before the assessment.

  • Inform your assessor if you wish to discuss your BER result before publication.

Step 3 – Prepare Relevant Documentation

Provide proof or certification for the following where applicable:

  • Age of Construction — year built and any extensions (planning documents, OSI maps, or written confirmation).

  • House Plans / Specifications (if available).

  • Insulation Works — invoices, contractor reports, or photographs showing type and thickness.

  • Window Upgrades — certifications (e.g. NSAI/BFRC), U-values, or photos.

  • Door Upgrades — certification and proof of U-values.

  • Airtightness Test Results — from an NSAI/INAB-accredited tester.

  • Heat Pump Information — efficiency data, accredited test certificates, or installer sign-off sheets.

🟠 Without documentation, default (conservative) values will be used — which may lower your BER rating.

Step 4 – Prepare Your Home

  • Ensure all areas are unlocked and accessible (including attic, garage, and outdoor buildings).

  • Identify any extensions or upgraded areas.

  • Locate heating systems and controls.

  • Confirm with your assessor that your documentation meets SEAI's requirements (you may need to source additional evidence).

Step 5 – Review and Retain Your BER File

  • Keep copies of all documents used in your BER assessment — you may need them for future assessments.

  • Check your published BER certificate and advisory report on the SEAI Register.

  • Contact your assessor with any questions or clarifications.
